Here’s an unconventional sales strategy: If at first you don’t succeed, raise the price and try again.

But then, rocker Rod Stewart could never be accused of being conventional. He listed his extraordinary English country-style estate in Beverly Hills for $70 million in June and quickly found it didn’t exactly have “hot legs.” So the British rocker took his dazzling domicile off the market.

He then re-listed the home in early December for $80 million and with new representation — Tomer Fridman, with Compass

At the higher amount, perhaps the seller would be willing to throw in some of those fancy furnishings.

The lavish estate really is a stunner, with nine ornate bedrooms and 12 glittering baths, all spread across 28,000 square feet. It sits on more than 3 manicured acres in the oh, so ritzy gated community known as North Beverly Park.

Stewart’s stamp

Stewart has had plenty of time to put his regal stamp on the place. He bought the property in 1991 for $12,085,570, then hired designer to the stars Richard Landry to crank up the luxury quotient. Landry has designed the interiors of homes for celebs including Mark Wahlberg, Gisele Bundchen and Tom Brady, and Wayne Gretzky, among others.

You really do get the feeling of having crossed the pond and entered into a estate built for rock royalty when you pass through the ornate double gates and maneuver down the private drive to arrive at a motor court anchored by a grand, sculptured marble fountain.

The property includes a sprawling main residence and a guesthouse, both adorned with marble, gilding, elaborate paneling and molding, sparkling chandeliers, and silk draperies. There are also eight ornate fireplaces on the premises.

French doors lead to the expansive grounds, which include grassy lawns, a fully lit tennis court and soccer pitch, a pool and spa, and an outdoor kitchen area with a barbecue.

All of the bedrooms are en suite—the primary suite even has two baths. One of the sleeping spaces is done in a delicate, rosy-pink marble, and the other has a clubby feel, with dark-green marble and rich wood. And, naturally, there are double walk-in closets.

The estate might be grandiose, but it would only just accommodate the 78-year-old crooner’s large family, should he decide to host a reunion there. Stewart has eight children and has been married three times. He’s sold more than 120 million records in his long career and boasts hits such as “Tonight’s the Night,” “You’re in My Heart,” and “Do Ya Think I’m Sexy?” Currently, he’s still touring.
